  • Q: Can you hold a place before I apply?

    A: No.
  • Q: Do I pay first month’s rent and last month’s rent with my security deposit?

    A: No. As a new tenant you will pay first month’s rent and a security deposit.
  • Q: How old do you have to be to apply?

    A: You must be 18 years old to apply.
  • Q: Is the security deposit refundable?

    A: Yes, the security deposit will be refundable after a tenant moves out and the unit is inspected for any tenant related damage. If there has been damage to the unit other than normal wear and tear, the repair amount will be deducted from the initial security deposit.
  • Q: Who needs a cosigner?

    A: We do not allow for any co-signers not residing in the home.
  • Q: You have a property I want to rent. How do I apply?

    A: All of our applications are processed online through www.candenpm.com. The application fee is $45 for each adult over 18 years old who will be occupying the property.
  • Q: How do I pay rent?

    A: Rent is paid online through your tenant portal.
  • Q: I want to get a pet. What do I do?

    A: This depends on if the owner of the property will allow a pet and if the pet is an acceptable breed per the lease.
  • Q: I want to move out, but my roommate wants to stay. What do I do?

    A: Your roommate will have to reapply and qualify on their own.
  • Q: My lease expiration is coming and I want to move out. What do I do?

    A: You must submit a 60 day written notice to vacate.
  • Q: Who is responsible for paying for repairs & maintenance requests?

    A: The owner pays for repairs and maintenance not caused by the tenant. Repairs due to tenant negligence are charged to the tenant and will be due on the following month’s rent.
  • Q: WHAT HAPPENS AFTER MY APPLICATION IS APPROVED?

    A: If you wish to move forward with the application process, you will be asked to pay a security deposit AND sign a lease within 48 hours after approval. If both are not satisfied, CPM will move to the next applicant and continue to market the home and the application fee is non-refundable.
